How to decide which type of loft conversion to go for…

Once you have decided that you would like to proceed with a loft conversion, your next step is to decide on what type is best for you.  The first thing you need to be aware of is the 4 main types of loft conversion that are available.

The first is known as a skylight or velux conversion, apptly named after the manufacturer that makes the windows.  This loft conversion involves windows being installed flat to the roof in order to let light into the room.

The second is called a dormer loft conversion and involves a change in exterior shape of the roof by building out the internal space and fitting windows that are perpendicular to the floor.

The third type of conversion is called “hip to gable” and is only required where a house is built with a hip roof that needs to be transfored to a gable end.  Without this change it would hard to justify the expense of the transformation.

The last type of loft conversion is called a “Mansard” conversions and involves a major structural change to the exterior shape and construction of the roof.  The finished mansard conversion will have a flat roof and slopping 70 degree sides in order to maximise internal space.

OK now you are aware of the different types of loft conversion, the next step is to consider 3 main factors.

1)  The purpose of the new loft room and the space you require.

If you only have a small loft and you would like to build a new bedroom with an ensuite then it may be best to opt for a Dormer conversion in order to maximise head space.  Or if you are just looking to create an additional toy room for the children then you may only require a velux conversion.

2)  Whether you want to go through the planning permission process.

A mansard and a hip to gable conversion are the most likely options to require planning permission.  Where as a velux conversion is unlikly to need authorisation.  Finally depending on various factors such as the location of the windows and whether you have already increased the original size of your home, a dormer conversion may not require planning permission either.  However it is always worthwhile contacting your local plannig dept for more information.

3)  Finally your budget.

A skylight conversion will be the cheapest option to create a new living space.  Typically a velux conversion by installed for less than £15,000 where as a dormer, mansard and hip to gable conversion will likely cost more than £15,000.
